As-Built Documentation
Field survey of public and private construction improvements
Utilized to provide certified documentation of: line and grade of completed work for underground utilities, paved surfaces, ADA sidewalk ramps, grading operations, quantities for payment of contract items, capacities of storm water detention basins
Design Support
Boundary surveys as only licensed land surveyors can perform in the States of Iowa & Illinois
Topographic surveys to depict locations and elevations of physical features of a proposed site for future development / improvements
Existing conditions drawing provided in AutoCAD formats for use in design professional’s plan set for construction

Construction Layout
Staking of new improvements using the client’s design plans, as provided to us in a suitable, convertible AutoCAD format
Services require a minimum 48-hour notice

Plats and legal descriptions to assist in the selling of homesteads and outbuildings to family members, or others, separating the agricultural uses of the property from the residential

Easements & Legal Descriptions
Surveys to retrace existing easements for access or other uses
Surveys to create new easements by agreement for access or other uses
Legal descriptions for easements are provided to client’s real estate attorney for recording purposes
FEMA Flood Elevations & LOMA Applications
Elevation Certificates as required for insurance and mortgage requirements for flood insurance
LOMA applications: for homes and properties which qualify for removal from FEMA’s Special Flood Hazard Areas (100-yr floodplain)
Qualification is determined by the accurate and certified location and elevation of the owner’s home or property, as can only be performed by a licensed land surveyor in Iowa and Illinois
Once determined a home or property is eligible, FEMA will review and approve the LOMA application; and once a determination is provided by FEMA the last insurance premium is required to be refunded to the owner
